A village of bungalows and interwar semis
Elderslie is a small place with a fairly consistent housing stock, and that makes it easy to know what I am walking into. Along and off Main Road there are interwar semis and a lot of bungalows, with the newer estates around Glenpatrick and the former mill ground adding modern properties with combis and sealed systems.
The bungalows are the interesting ones. Pipe runs are long and flat, the cylinder is often in a hall cupboard with the cold tank directly above in a cold loft, and rooms at the far end of the run are frequently the ones that never quite get warm. That is usually balancing and sludge rather than boiler size, which is worth knowing before anyone talks you into a bigger boiler.
Lofts here matter too. A cold tank and its pipework sitting in an unheated loft is a freezing risk in a hard winter and something I check the insulation on when I am up there anyway.
Why being local actually matters
Elderslie is small enough that a lot of the larger firms treat it as an outlying stop on a route from Glasgow. That means wide arrival windows and a wait for parts.
I am a few minutes away. If your heating goes off on a Tuesday morning I can usually tell you a real time rather than a four-hour window, and if I need to come back with a part I am not making a special journey to do it.
For anything shared with a neighbour — a boundary flue position, or work on a semi where scaffolding or access crosses a fence — it helps that I am nearby enough to call in and look before quoting.

- Cold rooms at the end of long bungalow pipe runs — usually balancing, sludge, or both.
- Frozen condensate after a hard frost, where the pipe runs along an exposed gable.
- Smart controls on the newer estates, where the wifi is good and the systems are straightforward.
- Landlord certificates on the smaller number of lets in the village.
