Gas Engineer in Linwood
A short run from Paisley, and one of the busiest parts of my patch. Repairs, servicing and a lot of landlord compliance work across the town.
Housing built fast, for one employer
Most of Linwood went up in a hurry to house workers at the car plant, and when the plant shut in 1981 the housing stayed. What you get today is street after street of post-war terraces, four-in-a-blocks and low-rise flats of broadly the same age and construction — a large proportion of it sold under right-to-buy and now privately owned or, very often, privately let.
That concentration matters for gas work. Systems across a whole street tend to reach the end of their life at roughly the same time, and the faults repeat. When I find something on one four-in-a-block, there is a reasonable chance the identical thing is happening two doors down.
Faults that repeat across the estates
Ageing combi conversions
A lot of these properties were converted from back boilers or older wall-hung units to combis in one wave, which means a lot of them are now at the same age. Diverter valves, expansion vessels and plate heat exchangers are the three that come up most.
Never-treated system water
Original steel radiators, a newer boiler bolted on, and no inhibitor since the day it was fitted. On our soft water that is the exact recipe for magnetite. Fitting a filter and cleaning the system is usually better value than the third repair in two years.
Four-in-a-block flue positions
Flues terminating close to a neighbour's opening window or over a shared drying green need checking against current standards. Where a previous install is marginal, I will tell you and explain the options rather than quietly signing it off.
Access is the easy part
One genuine advantage over Paisley — parking is generally straightforward and most properties are ground or first floor with direct access. Jobs that would take a morning in a West End tenement take considerably less here, and that should be reflected in what you pay.
Compliance work across Linwood
Linwood has one of the higher concentrations of private rented property in my area, and a lot of my work here is the annual paperwork round. If you hold several properties in the town it makes sense to batch them.
