Gas Engineer in Renfrew
From the 1930s housing at Moorpark and Dean Park to the riverside flats at Ferry Village — two very different kinds of gas work in one town.
Moorpark, Dean Park and the town centre
The interwar and post-war housing through Moorpark, Dean Park and Blythswood is solid, conventional stock — semis and terraces, most converted to combis at some point, many now at the age where the first serious repair is due.
Around the town centre and Paisley Road there are older flats and tenement-style properties where the usual questions apply: where the flue terminates, whether there is an inspection hatch if it runs through a void, and whether the ventilation that was there originally has since been boarded over.
Ferry Village and the riverside flats
The riverside development is a completely different job. These are modern apartments, often with a system boiler and an unvented cylinder rather than a combi, sometimes with communal plant and always with a factor who has a view on what can be done to the building.
Unvented cylinders sit under a separate qualification from gas work, and no gas engineer can legally touch one without it. If your flat has an unvented cylinder, say so when you call and I will tell you straight what I can and cannot do on it before anyone books a visit.
Working in factored buildings
The riverside blocks and several of the newer developments are factored, which changes how jobs get organised. Anything touching a common area, an external wall or a shared flue arrangement needs permission before work starts, and that is worth finding out at quote stage rather than on the morning.
Access is usually by fob or an agreed time with the factor. If you are letting a flat there, tell me at booking and I will sort the access side out rather than turning up and finding I cannot get past the front door — which is a wasted visit for both of us.
For landlord certificates in these blocks, the annual visit is straightforward as long as the access is arranged in advance.
