Three very different kinds of property
Paisley is not one housing type. Working in the West End or Castlehead means red sandstone tenements and converted flats, usually with a combi squeezed into a kitchen and a flue running out to a back court. Ralston, Hawkhead and Thornly Park are mostly interwar semis and bungalows with a cylinder in the airing cupboard. Ferguslie Park, Foxbar, Glenburn and Gallowhill are post-war council-built stock, a lot of it now privately owned or let, and a fair bit of it still carrying the legacy of a back boiler that was swapped out years ago.
They fail in different ways, which is why the first question I ask on the phone is where you are and what sort of building it is.
Tenement flats: what actually slows the job down
Access and parking
Round the West End and the streets off Causeyside, parking is permit-controlled or simply full. Everything I need comes up the close by hand, and a third-floor flat with a cylinder change is a different job from the same work in a bungalow. I would rather build that into the quote honestly than turn up and start adding to it.
Flues and back courts
Flue terminations on tenements have to clear openings, boundaries and anything anyone might walk under. On a converted flat where the kitchen has been moved, the options are often limited, and occasionally the honest answer is that the position someone else used is not compliant.
Concealed flues
Where a boiler sits at the front of a flat and the flue runs back through a ceiling void to the rear, there must be inspection hatches. A lot of conversions done before that rule bedded in do not have them, and it comes up as At Risk on a gas safety check. Fitting hatches is straightforward. Finding out about it the day before a tenancy starts is not.
Shared and communal work
Anything involving a common close, a shared riser or an external wall on a factored building usually needs the factor's agreement. Worth starting that conversation early.
Student and HMO lets
With the university in the town there is a steady amount of shared-occupancy letting around the centre and the West End. Those properties need the gas safety record, PAT testing on everything supplied and a legionella assessment, and the council will want them current at licence renewal. I do all three in one visit, which matters when you are trying to get access to a flat with five tenants in it.
