A lot of second-generation conversions
Johnstone grew as a mill and engineering town, and the housing reflects it — Victorian terraces and flats near Houstoun Square and the station, then big stretches of local authority building at Johnstone Castle, Cochrane Castle and Spateston, then newer private estates out at Milliken Park and Corseford.
The ex-council houses are the ones with the most history in them. Many had a solid fuel or back boiler originally, went to a wall-hung boiler in the eighties or nineties, and have since been converted again to a combi. Each conversion leaves something behind: a capped tank feed in the loft, a redundant cylinder cupboard, or a gas run that was adequate for the old appliance and is marginal for the current one.
Things that come up regularly here
- Undersized gas pipework. A 15mm run that fed a 1990s boiler will not support a modern 30kW+ combi at full rate. It shows up as a working pressure drop on the manometer and, in practice, as a boiler that locks out on the coldest morning of the year.
- Dead pipework in lofts. Old cold tank feeds capped off and forgotten. Harmless for gas, worth flagging on a legionella assessment if water is still sitting in them.
- Original radiators on a newer boiler. Steel radiators from the seventies on a system that has never had a filter. That is the classic sludge picture — see magnetic filters.
- Gable-end flue positions. On the semi-detached stock, flue terminations sometimes sit closer to a boundary or an opening window than current standards allow.
How long it takes me to get there
Straight out along the A737 or through Elderslie — a short run from Paisley in normal traffic. For breakdowns that usually means same-day or next-day. For landlords with properties in both towns, I will do them in one trip.
